Most applications for a residence permit in Yalova come from foreigners who buy or rent a home in this small but sought-after city, and some of them also want to move on to Turkish citizenship with the same property. Since 2010, Fast Danışmanlık has guided foreigners in Yalova through residence permits and citizenship, shipyards and hotels through foreign work permits, and families through foreign caregiver work permits.
Why is demand for residence permits and property investment in Yalova so high?
Yalova is a city where sea and forest meet, reachable from Istanbul in a short time by ferry or over the Osmangazi Bridge. The hot springs in the Termal district have been a destination for thermal tourism for centuries, and the coastline of Çınarcık, Armutlu and Çiftlikköy is the center of demand for summer and year-round homes. In recent years, foreigners from many countries, the Gulf countries in particular, have been choosing Yalova as the place to buy a home in Turkey (officially Türkiye).
The city's economy does not rest on tourism and housing alone. The shipyard zone in Altınova is one of the important centers of the shipbuilding and repair sector and creates demand for experienced foreign master craftsmen and engineers. Ornamental plant and flower growing, greenhouse farming and the student population of Yalova University add further variety to foreign permit requests.
Residence permit in Yalova (ikamet / oturma izni)
Foreigners who own a home in Yalova can apply for a short-term residence permit with their title deed (TAPU), while tenants document their address with a lease agreement. The application is made through the e-İkamet online residence permit system, followed by an appointment at the Yalova Provincial Directorate of Migration Management with your documents. A short-term residence permit is granted for a maximum of 2 years at a time.
Under the population density rule, some provinces and neighborhoods may be closed to foreign registrations for short-term residence permits. In the coastal neighborhoods that attract strong foreign interest, running this check before you buy or rent a home prevents a major disappointment later.
- Application form, passport and a copy of the passport
- 4 biometric photographs
- Valid health insurance
- Title deed or lease agreement
- Declaration or proof of financial means
- Payment receipts for the fee and the 964 TL card fee
The fee varies by nationality; the current tariff of the Presidency of Migration Management (PMM) is the reference for the exact amount. We explain the application steps in detail on our residence permit application page.
Summer homeowners and families
For foreigners who use their home in Yalova only in the summer months, the rule is simple: if you stay within your visa or visa-exemption period, you do not need a separate residence permit; if you will exceed that period, you must apply for a residence permit before it runs out. For the spouses and children of foreign employees who settle in Yalova with their families, the family residence permit, which can be granted for a maximum of 3 years at a time, is the right fit. You can apply for a renewal starting 60 days before your permit expires.
Turkish citizenship through real estate in Yalova
The question foreigners buying homes in Yalova ask most often is whether they can apply for citizenship with the property they have bought. On the path to Turkish citizenship, the basic requirement is to acquire property worth at least 400,000 USD and have a 3-year no-sale annotation placed on the title deed. A certificate of eligibility is then obtained from the relevant authority and the application is filed.
Checklist before you buy
- Nature of the property: It must be a residence with condominium ownership established or a plot with a building on it; vacant land and fields are not accepted.
- Villas and detached-house projects: In the villa projects that are common in Yalova, you must check that the title deed genuinely qualifies as property with a building on it.
- Value: The total value must be at least 400,000 USD; more than one property can be counted together.
- No-sale annotation: A 3-year no-sale annotation must be placed on the title deed.
- Payment documents: The way the payment is documented matters at the certificate of eligibility stage.
A mistake at any of these steps can mean the investment cannot be used for citizenship. That is why, in our citizenship by real estate service, we step in before you choose a property. If you are considering the general route (working in Yalova on an uninterrupted work permit for 5 years rather than investing), make sure the total time you spend abroad does not exceed 12 months in those 5 years; you can check your period with our residence duration calculator.

The shipyards in Altınova want to employ foreigners as welders, pipe and installation fitters and naval engineers; the thermal hotels, as spa and guest relations staff; and the greenhouse and ornamental plant businesses, as production staff. In every case, the employer files the application and the permit is issued for a specific workplace. The application runs online via e-Devlet (Turkey's e-Government portal). For the employer's obligations, see our company work permit page.
At least 5 Turkish citizens must be employed for each foreigner, and the financial criterion must be met. At shipyards, a salary of at least 2 times the gross minimum wage must be declared for master craftsmen and at least 4 times for engineers. You can see the amount for each position with our foreign employee salary calculator. Complete applications are usually concluded within 30 days. Because a valid work permit counts as a residence permit, a master craftsman working at a shipyard on a work permit does not need a separate residence permit; a family residence permit file must, however, be prepared for the family.
Foreign caregiver work permit in Yalova
A situation we see often in Yalova: families whose parents live in Yalova while they themselves work in Istanbul or Kocaeli. In such a case, the elderly caregiver work permit application can be made by the person in need of care or by one of their first- or second-degree relatives, and the applicant living in another city is not an obstacle. The address where the caregiver will work is the parent's home in Yalova.
The permit is granted only for childcare, elderly care, care of a person with a disability and patient companionship; no permit can be obtained for cleaning alone. The Ministry does not look for a fixed income figure; it considers the family's regular income, the age and health of the person to be cared for, and the caregiver's experience. The caregiver is employed at least at the minimum wage and registered with the Social Security Institution (SGK).
Yalova districts we serve
We support foreigners and employers in each of Yalova's 6 districts: the central district; Termal with its thermal tourism; Çınarcık, Armutlu and Çiftlikköy, where housing and coastal living stand out; and Altınova, known for its shipyards.
How we work: the Yalova residence permit and citizenship process
Many of the foreigners who buy homes in Yalova spend part of the year abroad, so we run the process remotely from start to finish. In the first meeting we determine whether you need a residence permit, citizenship or a work permit, and then send you a document list tailored to you. We receive your documents digitally, check them and prepare the e-İkamet or e-Devlet application.
We track the date of the migration directorate appointment, any additional document requests, the fee payment period and the renewal dates on your behalf. We serve clients from every province of Turkey in the same way.
